APPLYING FOR SUBLET


TROY TOWERS SUBLET PROCESS

Important: Please ask for and read Troy Towers House Rules & Regulations.

Since Troy Towers is a cooperative, all "rentals" in the building are actually sublets, since the individual owners (shareholders) hold a proprietary lease on their units.

An interview is required prior to your move-in. The Troy Towers Board generally conducts interviews on the second Tuesday of every month, after which your sublet application will be approved and you will be cleared to schedule your move-in date with the building. The deadline for having your fully-executed lease and Troy Towers Sublease application with all of the required final documentation and attachments to Hudson View Realty is approximately two weeks before the second Tuesday of the month. Please read the provided sample timetable for upcoming leases.

Following are step-by-step instructions for applying for sub-lease in Troy Towers. Please note, the apartment cannot be reserved for you until a deposit, application, income documentation, and credit authorization are received as specified below.  The application procedure is two steps:  (a) obtain approval of the unit owner so a lease can be prepared, and (b) obtain approval from the Troy Towers coop. Please note, the Troy Towers Board reviews sub-lease applications only once per month, so the deadlines provided are critical.

IF YOU WISH TO PROCEED WITH A SUB-LEASE, PLEASE FOLLOW THE BELOW INSTRUCTIONS:

  1. Immediately advise Hudson View Realty that you wish to apply for the apartment, and the desired start date of your lease.
  1. Fill out a rough draft of the "Troy Towers Sublease application Form." The application has a checklist of documents required by Troy Towers. If you don't receive a regular pay check, provide an employment contract letter, or if self-employed or retired, submit last two most recent bank statements. Keep the original application materials and provide a copy to Hudson View Realty
  1. Fill out and submit the Authorization to Check Credit form, along with a $35 per person non-refundable credit check fee payable to Hudson View Realty.
  1. Submit the above documents to Hudson View Realty along with a fully refundable good faith deposit of one month's rent plus security deposit plus broker fee.  These funds must be in the form of bank check, cash, money order, wire transfer, or direct cash-equivalent deposit only, payable to "Hudson View Realty Escrow Account." Once received, the apartment will be held for you while paperwork is being reviewed and approved by the unit owner (landlord).
  1. If your application is acceptable to the landlord, you must sign a lease within 24 hours of receipt.
  1. Submit the final coop Board application with all required documents along with a non-refundable coop application fee of $200 to Hudson View Realty, according to the timetable indicated for your lease start date. The application fee is made payable to Hudson Troy Towers Apartment Corp. (or “HTTAC”).  Your original signatures must be on the original application. Make two duplicate sets of all required application materials (three sets altogether).  Please note: if you are unable to make duplicate copies of your documents, Hudson View Realty can provide scanning, duplication and collating services for an administrative fee of $40. The deadline for having all of the required final documentation and attachments in final form, in triplicate, to Hudson View Realty is approximately two weeks before the second Tuesday (see current timetable). Hudson View Realty will review all documentation for completeness and forward to Hudson Troy Towers as per their deadline.
  1. The Troy Towers management office will contact you directly to schedule your Admissions Committee interview. Required interviews are normally scheduled on the second Tuesday of each month. The Admissions Committee will inform you at the end of your interview when you can expect your sublease to be approved. Normally it takes only a couple of days but can take up to a week; the management office or Hudson View realty will advise you as soon as it is granted.
  1. Once you have official approval, you should immediately contact the Troy Towers management office to schedule your move-in date, and coordinate with Hudson View Realty for keys to the apartment and to submit your proof of tenant's insurance.

Please note, Troy Towers also charges a $200 non-refundable move-in fee, as well as a non-refundable $200 move-out fee. This is paid directly to Troy Towers after you have been approved by the board admissions committee.
